Facing foreclosure
A notice of default or a sale date on the calendar — there may still be time to act.
If you’re behind on payments or a sale date is set anywhere across the Metroplex, you still have choices. We’re a local, family-run buyer making fair, no-obligation offers — as-is, no agent fees, no repairs, no showings, and closing on your timeline.
Free and confidential. No pressure — if it's not right for you, walk away.
Texas is a non-judicial foreclosure state, meaning lenders can foreclose without a court case — so the road from missed payments to a sale date is often shorter than expected. Usually you’ll receive a notice of default with at least 20 days to reinstate, then a notice of sale at least 21 days before the sale.
Across the Metroplex, foreclosure auctions in both Dallas County and Tarrant County are held on the first Tuesday of each month at the county courthouse, and Denton and Collin counties run on the same schedule. With DFW values where they are, many owners have equity worth protecting — which can mean reinstating, refinancing, selling, or having us take over the payments to stop the sale.
This is general information, not legal advice — if your sale date is near, please also speak with a HUD-approved housing counselor (HOPE Hotline, 1-888-995-HOPE) and a licensed attorney. When selling is the right call, we can move fast from Oak Cliff and South Dallas to Arlington, Fort Worth, Mesquite, Garland, and Irving.

Falling behind and the letters keep coming. Let's look at the numbers together.
A house you didn't plan for, maybe out of town, with taxes and upkeep piling up.
You need a clean, fast split and a fair number both sides can live with.
Property taxes, city liens, or violations you can't get ahead of.
Bad tenants, vacancies, repairs — ready to be done for good.
Foundation, roof, or a full rehab the house needs and you don't want to fund.
Life changed fast. Selling on your terms can give you room to breathe.
Three easy steps, on your timeline — with honest answers at every one.
A quick call, text, or the form below. No cleaning, no repairs, no showings to strangers.
We look at your situation and the property, then walk you through your real options — including the ones that aren't selling to us.
Pick your closing date, take your time, or walk away. If we buy, we cover typical closing costs.
A single cash number isn't always the best outcome for you. Because we can structure a purchase a few different ways, we can often make an offer that actually fits your situation.
A fair cash price with a fast, certain close. Sold as-is, on your date.
We take over the existing mortgage payments and bring the loan current, so a looming foreclosure can stop and you can move on.
Seller financing and other structures where you carry terms and receive payments over time — often netting more than a discounted cash price.
Tell us a little about your home and situation. A real person from our local team will reach out — usually the same day.
