How foreclosure works in Bexar County — and where we fit

Texas moves fast. It’s a non-judicial foreclosure state, which means a lender can foreclose without going to court — so the timeline from missed payments to a sale date is often shorter than people expect. In most cases you’ll receive a notice of default giving you at least 20 days to catch the loan up (reinstate), followed by a notice of sale at least 21 days before the sale date.

In Bexar County, foreclosure auctions are held on the first Tuesday of each month at the county courthouse. Because the calendar is tight, the earlier you look at your options, the more of them you’ll actually have — reinstating, refinancing, a repayment plan with your lender, selling, or in some cases us taking over the payments to stop the sale.
